HOUSE RULES

The house rules govern the coexistence of all residents in the house. They contain rights and responsibilities. They apply to all residents. Without a certain degree of order, living together under one roof is impossible. Everyone will only feel comfortable if all residents show consideration for one another.
Noise
Each tenant is responsible for ensuring that avoidable noise is avoided in the apartment, the house, the yard, and on the property. Particular consideration is required between 1:00 p.m. and 3:00 p.m. and between 10:00 p.m. and 6:00 a.m. Radios, televisions, CD players, and other devices must be set to a quiet level. All residents should be informed of special occasions in a timely manner.
Playing instruments is strictly prohibited during the midday rest period (1:00 p.m. to 3:00 p.m.) and between 7:00 p.m. and 8:00 a.m. During other times, music may not be played for more than two hours per day.
Safety
For safety reasons, front doors, basement entrances, and yard doors must be kept closed at all times between 10 p.m. and 6 a.m.
House and yard entrances, stairs, and hallways must always be kept clear as escape routes. This does not apply to the storage of strollers, walking aids, and wheelchairs, provided that they do not block escape routes and unreasonably hinder other residents.
Storing flammable, highly combustible, or odor-causing substances in the basement or attic is prohibited.
In the event of leaks or other defects in the gas and water pipes, the responsible utility company and the landlord must be notified immediately. If you notice the smell of gas in a room, do not enter it with an open light. Electrical switches must not be operated. Windows must be opened, and the main shut-off valve must be closed immediately.
Basement, attic, and stairwell windows must be kept closed during the cold season. Skylights must be closed and locked during rain and storms.
The house and property must be kept clean and tidy.
Household waste may only be disposed of in the designated trash cans and containers. Strict waste separation must be ensured. Hazardous waste and bulky items do not belong in these containers. They must be disposed of separately according to city regulations.
The apartment must be adequately ventilated, even during the cold season. This is achieved by opening windows as briefly as possible but sufficiently. The apartment, especially the kitchen, must not be ventilated towards the stairwell.
Parking motorized vehicles in the yard, sidewalks, or green spaces is prohibited. Cars and motorcycles may not be washed, nor may oil changes or repairs be performed on the property.
When driving through garage entrances and parking spaces, walking speed must be maintained.
Bicycles may only be parked in designated areas.
Pets
Are not allowed.
House rules
Under certain circumstances (this only happens very rarely), it may be necessary for the landlord to enter the holiday apartment without the knowledge of the guest.
Bathroom
Leave the window and, if possible, open the door only for ventilation.
Do not throw or pour hygiene products, waste, food scraps, harmful liquids, grease, or similar items into the shower or toilet, as this could cause unpleasant blockages. Please use the options provided.
Liability
The tenant is responsible for any damage, contamination, or impairment to the rented rooms and objects beyond normal wear and tear. The tenant is liable for damages up to the replacement cost. Parents are responsible for their children. No liability is assumed for valuables brought in by the tenant. No liability is assumed for accidents.
Parking spaces
The provision of a parking space to the tenant does not constitute a storage agreement. The landlord is not liable for the loss or damage of motor vehicles parked or maneuvered on the property, including their contents, except in cases of intent or gross negligence.
Rest periods
We ask you to respect the public quiet hours, from midday until 12:00 p.m. to 3:00 p.m., from night until 10:00 p.m., and the general Sunday quiet hours.
Duty of care
We ask our tenants to treat the rental property with care and ensure that fellow travelers and relatives also comply with the rental conditions.
The front door should always be kept closed. Likewise, all windows must be closed when leaving the apartment to prevent possible damage from storms or burglary.
Water and electricity resources must be used sparingly.
Appropriate cleaning products must be used on surfaces and floors. Special care must be taken with wooden floors, which must only be cleaned with the appropriate wood cleaning products and according to the instructions.
number of people in the apartment
The maximum number of people agreed upon in the rental agreement may not be exceeded for any one overnight stay. This applies especially to rental agreements with a rent including heating, where additional costs are not billed separately.
Upon request to the landlord, family members can stay in the apartment for a maximum of two nights.
For additional guests staying overnight, a flat rate of €15.00 per person per night will be charged.

Severability clause
Should any of the above rental terms and conditions be legally invalid, they will be replaced by a provision that most closely approximates the original. The other rental terms and conditions remain unaffected and continue to apply.
